With Chartered Surveyors based in each of our three offices, we can provide experienced professional advice on most aspects of land & property as follows.

Valuations

For Residential, Commercial property and Land for all purposes - we are on the valuation panels of many leading lending institutions and High Street banks. Our client base includes Local Authorities and Housing Associations.

Landlord and Tenant

Our Surveyors can deal with all aspects of Landlord and Tenant work including Lease Renewals and Rent Reviews on commercial property.

Increasingly in the past five years, for residential landlords and tenants we have provided valuation advice and presented cases to the Local Valuation Tribunal relating to Lease Extensions and Enfranchisement issues. Poor advice in this field, has caused many tenants in particular being led to believe that they cannot afford to extend their lease, which means that they are left with a property which can only be sold at a substantial discount, sometimes up to 40% less than the market value.

Rating

Business Rates is very much a specialist field in which we excel. Acting on behalf of clients, over the years we have saved them many thousands of pounds in several instances. Our experienced Chartered Surveyors will take the matter to a Tribunal hearing where necessary.

Compensation

Our team of Chartered Surveyors are experienced in dealing with compensation claims, particularly Part 1 claims for “injurious affection” where land is not acquired, but the property value is affected by the scheme, normally a road scheme. Again, poor advice in this field can lead to thousands of pounds on entitlement being lost.

Building Surveying

Our team of Chartered Surveyors are experienced in providing RICS Homebuyers Reports and Building Surveys on Residential Properties, Building Surveys, Schedules of Condition and Schedules of Dilapidations and negotiations on the latter two items for either Landlords or Tenants. If you are acquiring a property, whether Residential or Commercial, you need proper advice on the condition of the property you are buying or are going to occupy.

Insurance Claims / Expert Witness

Our Surveyors are capable of dealing with all types of building insurance claims, such as subsidence, heave, fire, flood etc. Increasingly, the insurance industry employs Loss Adjustors to act on their behalf, who in turn attempt to insist on taking away the policy holders rights for independent professional advice. Know your rights and get proper Professional Advice.

Expert Witness.

Reports are frequently prepared by our experienced team for valuation disputes (predominately matrimonial), building disputes and boundary disputes. Since the changes in the Civil Procedures Rules (CPR), where frequently we are appointed as a single joint expert between the parties, the necessity for our Surveyors to appear in Court has lessened, but if necessary we will appear on your behalf as an Expert Witness. You can be sure you will always receive totally impartial advice complying with the CPR rules and if we believe that your presumptions and assumptions are incorrect, then we will tell you and possibly save you thousands of pounds in wasted legal costs.

Party Wall Matters

Party Wall matters are covered under the Party Wall etc Act 1996. We frequently receive instructions to act on behalf of either the Building owner and/or the Adjoining owner or sometimes to act jointly between the parties. Provided the initial procedures and paperwork are correctly followed, once the Award has been issued, there should be very few problems relating to Party Wall matters. Many Adjoining owners in particular, do not appreciate or understand the rights that a building owner has under the Act and again with our experience we can provide advice as to each parties rights under the Act before the building works commence, so that each party is properly protected and advised and this should prevent disputes arising.
