At the Rona Partnership our commercial property management department offers a comprehensive range of services that are supported by a team of professional and very experienced staff. We deal with all types of commercial investments including, offices, retail units, industrial premises, industrial estates, blocks of flats and pieces of land. Our aim is to design a management plan that is bespoke to our clients’ individual needs and requirements. Through a proactive approach to property management and by effective landlord and tenant liaison we aim to fulfil our client’s expectations coupled with providing a high standard of service.
Our range of management services include:
- Preparation of demands and the collection of rents
- Making payments arising from day-to-day maintenance
- Administration of buildings and other insurance
- Management of maintenance contracts including cleaning of shared areas and installations such as lifts and boilers
- Undertaking regular inspections to check maintenance and repairs and deal with day-to-day repairs to the structure, plant, fixtures and fittings
- Notification on changes to any relevant statutory legislation
- Arranging Asbestos Management and Fire Safety plans
- Organising Energy Performance Certificates
- Checking compliance with terms of leases and statutory requirements
- Advice on management policy
- Preparation of an annual estimate of expenditure
- Preparation and circulating service charge accounts
- Regular , detailed financial reports
- Forward planning to ensure redecorations, rent reviews, lease renewals and rent registrations are applied at the appropriate times
